Construction, Renovation, and Major Landscaping Approval
Property owners are reminded that the LRVPOA Covenants require prior approval by the Board of Directors of any construction or renovation on your property. More specifically, prior approval is required for the construction of any building (including sheds and garages), decks, fences, wall structures, driveways, or other improvements (including major landscaping).
 
Construction may not begin until the Board has had thirty (30) days to review detailed written plans and specifications for suitability and compliance with the Covenants. The Board's review typically focuses on ensuring that set back and property line restrictions are met, that the proposed structure is harmonious with surrounding structures, and in the case of driveways, that water run-off does not adversely affect road maintenance or other properties.
 
Project Approval (Architectural) Request Form
Please complete the LRVPOA project approval form to describe your project, including how far the proposed structure/project is located from the front, side, and read lot lines. You should also plan to provide a detailed site plan clearly showing the placement of all proposed structures/driveways/landscaping. Submit the completed project approval form and your detailed site plan online using the Owner Portal (PayHOA). If you have any questions about a project, please contact the Board using the contact form on the homepage.
​Voluntary Project Contributions
Construction and renovation projects cause additional wear and tear to Association roads. As such, the LRVPOA asks property owners wishing to undertake an improvement project to make a voluntary contribution to the Association's road fund based on the sliding scale indicated on the project approval form.

Owner Contributions for Various Types of Projects

Minor Home Renovation Adds less than 50% square footage to current structure, and/or 14 or less truck loads of fill material. $200
Minor Landscaping Adds less than 50% square footage to current structure, and/or 14 or less truck loads of fill material. $200
Other Improvement Job takes more than 5 working days. $100
Small Jobs Job takes 5 or less work days, e.g. storage shed or decking. -No Charge-
General (Voluntary) You currently have not undertaken one of the above projects, but would like to help keep our roads safe. $50
*Once your project is approved by the Board, an invoice will be sent to you. Please promptly pay the voluntary contribution by using the PayHOA Owner Portal (preferred), or by sending it to the below postal address.

For your own safety, and the safety of all LRVPOA owners and guests, when undertaking renovation and/or construction projects, we encourage you to use only licensed service providers. The licenses of West Virginia service providers can be verified online via the West Virginia Department of Labor's website linked here.
